N.E.A.T. System™

Non-porous. Engineered. Applied. Tested. The commercial-grade seamless floor system Epoxy Guys build for warehouses, automotive service, manufacturing, kitchens, medical facilities, retail, aviation hangars, and marine bays across Southwest Florida.

N.E.A.T. is the commercial version of everything Epoxy Guys learned building the Signature residential system. Where Signature optimizes for residential aesthetics and 1-day turnaround, N.E.A.T. optimizes for industrial durability, sanitary cleanability, and facility-floor lifespan. The four letters are the four standards every install must hit: non-porous (no pinholes, no seams, no places for contamination to take root), engineered (the slab is moisture-tested and the chemistry is matched to the application), applied (by our own trained crews, not subbed out), and tested (every install is QA-walked before we hand it over).

The system comes in two configurations. Two-coat standard is our high-volume commercial install. 100% solids epoxy basecoat plus a polyaspartic topcoat, typical install in 1-2 days for spaces up to 5,000 sq ft. Three-coat heavy-duty adds an intermediate broadcast layer for impact, abrasion, and chemical resistance, the spec we use for forklift traffic, aircraft tow-back yards, manufacturing floors with frequent tool-drops, and kitchens that take heavy daily punishment.

We install N.E.A.T. across the full Southwest Florida coast: aviation hangars at Page Field in Fort Myers, marine maintenance bays in Marco Island and Punta Gorda, restaurant kitchens and medical labs in Naples, manufacturing floors in Bonita Springs, automotive dealership service drives in Fort Myers and Cape Coral. What N.E.A.T. Stands For

The system, layer by layer.

Four standards. Every install honors all four. None is optional.

N

Non-Porous

No pinholes. No seams. No micro-cracks for contamination, bacteria, or chemicals to settle into. Sanitary by spec, not by promise.

E

Engineered

Slab moisture-tested before install. Chemistry matched to the application: solvent resistance for automotive, antimicrobial for medical, USDA-compatible for food service, anti-static for electronics.

A

Applied

Our own crews. We don’t sub commercial installs. Every installer is trained in-house on the N.E.A.T. spec checklist. Phased install schedules available for facilities that need to stay operational.

T

Tested

Every install gets a QA walk before handover. Adhesion test, visual inspection, edge check, drain check, coverage check. Documented and signed off.

Industries We Serve

Where this system fits.

Commercial verticals where N.E.A.T. is the right spec.

Two-Coat Standard vs. Three-Coat Heavy-Duty

How an install runs.

When to pick which.

2-Coat Standard

100% Solids Epoxy + Polyaspartic

Light commercial, retail, offices, light warehouse, medical waiting areas, dry food service. Where seamless and sanitary matter more than impact resistance.

3-Coat Heavy-Duty

+ Intermediate Broadcast

Forklift traffic, manufacturing floors, aviation tow-back, automotive bays, food production. Adds physical thickness, slip resistance, and recovery from drops.

Specialty Builds

Custom chemistry

Conductive (ESD-safe) for electronics. Antistatic for cleanrooms. Antimicrobial for medical. Specialty colors and decorative aggregates available on either base.

Common questions

Questions we hear a lot.

The ones that come up most often on quotes. Ask us anything else.

How is N.E.A.T. different from the Signature residential system?
Signature is engineered for residential garages: 5 layers, full flake broadcast, 1-day install, aesthetic-first. N.E.A.T. is engineered for commercial: 2 or 3 coats, seamless (or aggregate-broadcast for impact), sanitary-first. Different chemistry, different install spec, same install standards.
Will N.E.A.T. handle forklift traffic?
The 3-coat heavy-duty spec, yes. We’ve installed it under daily forklift cycling in warehouses across Lee and Collier counties. Standard 2-coat handles pallet jack and light commercial, for full forklift duty, go 3-coat.
Can you install while we stay operational?
Yes, on phased programs. We section off the work area, install in zones, and re-open zones as cures complete. Epoxy Guys have coordinated 50,000+ sq ft phased installs for facilities that never closed during the work.
Is N.E.A.T. USDA / FDA / GMP compatible?
Yes. The chemistry, cove base build, and edge sealing are USDA/FDA-compatible specs available. Tell us the certification you need on the quote and we’ll build the spec accordingly.
How long does a typical commercial install take?
Depends on size. Up to 5,000 sq ft: 1-2 days. 5,000-15,000 sq ft: 3-5 days. Larger phased installs schedule by zone. Curing time before traffic: 24 hours foot, 48-72 hours light vehicle, 96 hours forklift.
What’s the warranty?
Same lifetime adhesion warranty as Signature residential. If the floor delaminates from the slab, we repair it. Written, signed, transferable. For wear coatings, we recommend a maintenance topcoat refresh every 7-10 years on high-traffic commercial, that’s consumable, not warranty.
Do you do small commercial like coffee shops and salons?
Yes. Anything from a 200 sq ft kitchen prep area up to a 100,000 sq ft warehouse. Get in touch and we’ll spec the right system for your space.
