Polished Concrete.

No coating at all, the slab itself ground, densified, and mechanically polished to a deep, durable, low-maintenance sheen. The architectural floor Epoxy Guys install for retail, warehouse, and modern interiors across Southwest Florida.

Polished concrete is not a coating. It is the concrete slab itself, refined. There is nothing on top to peel, amber, or delaminate, because the finished surface is the slab, mechanically ground through progressively finer diamond abrasives, hardened with a chemical densifier, and burnished to a specified sheen. Done correctly it is the lowest-maintenance, longest-lived floor available, which is why national retailers, warehouses, and modern commercial interiors specify it. Epoxy Guys polish concrete to architectural spec across Southwest Florida using the same prep discipline that backs every system we build.

The process is entirely mechanical. We grind the slab in stages, metal-bond diamonds to flatten and open it, then resin-bond diamonds through finer grits, applying a lithium-silicate densifier mid-sequence that reacts inside the concrete to harden it and close the pores. The final passes burnish the surface to the agreed gloss, from a low matte satin to a high reflective polish. Crack and joint treatment, edge work, and a penetrating guard sealer complete the floor. The result resists abrasion and tire traffic, never needs recoating, and cleans with nothing more than a dust mop and an auto-scrubber.

Polished concrete is the right call for high-traffic commercial where coatings wear through, retail sales floors, warehouses, showrooms, lobbies, and modern residential interiors that want an architectural concrete look. It is not the right call for slabs with severe damage or where chemical immersion resistance is required; we will tell you honestly at the evaluation if a coating system fits better. We polish concrete across Naples, Marco Island, Bonita Springs, Estero, Fort Myers, Cape Coral, and the surrounding Collier and Lee County markets, every job with a written scope, sheen-level mockup, and the same workmanship warranty. Why It Lasts

Why polished concrete lasts.

There is no coating to fail because the floor is the slab.

  • Nothing to delaminate. The finished surface is the densified slab itself. No film on top means no peeling, ambering, or bond failure, ever.
  • Hardened all the way through. Lithium densifier reacts inside the concrete to harden it permanently and resist abrasion, not just seal the surface.
  • Lowest maintenance floor made. Dust mop and auto-scrubber. No waxing, no recoating, no stripping. National retailers specify it for exactly this reason.
  • Light-reflective. A polished slab bounces ambient and fixture light, cutting lighting load in warehouses and brightening retail.
  • Tire and traffic proof. Handles forklift, pallet-jack, and cart traffic that wears through most coatings within a few years.
  • Permanent. Decades of service with periodic re-burnish. The longest-lived floor we install.

The Process

How a polish runs.

Entirely mechanical, in stages. The grind sequence and densifier timing are the craft.

Step 1

On-site evaluation

Slab hardness and condition assessment, sheen-level samples, crack and joint review. Written scope and fixed quote.

Step 2

Coarse grind

Metal-bond diamonds flatten the slab, remove coatings or mastic, and open the surface.

Step 3

Densify

Lithium-silicate densifier applied to react inside the concrete, harden it, and close the pores.

Step 4

Crack & joint treatment

Cracks and control joints filled with semi-rigid filler color-matched to the slab.

Step 5

Fine polish

Resin-bond diamonds through progressively finer grits to build the refined surface.

Step 6

Burnish & guard

Final burnish to the specified gloss, penetrating guard sealer applied. Return to service typically same or next day.

Common questions

Polished concrete questions.

The ones that come up most on quotes. Ask us anything else.

Is polished concrete just sealed concrete?
No. Sealed concrete is a coating on top. Polished concrete is the slab itself mechanically ground through diamond grits and chemically densified so the hardness and sheen are in the concrete, not on it. Completely different process and lifespan.
Will it crack?
Existing cracks are filled and the slab is what it is, concrete moves. Polishing does not cause cracking and filled joints are color-matched, but a slab that later moves significantly can still telegraph. We assess slab condition honestly at the evaluation.
How shiny can it get?
From a low matte satin to a high mirror-like reflective gloss, set by how far through the diamond grit sequence we take it. We bring sheen-level samples so you pick the exact finish.
Is it slippery?
Polished concrete has a similar slip rating to other hard floors when dry. For wet-prone areas we can add a penetrating anti-slip conditioner that keeps the look while raising traction.
What maintenance does it need?
Dust mop and periodic auto-scrubber with a neutral cleaner. No waxing, stripping, or recoating. A re-burnish every several years restores gloss on heavy-traffic floors.
Can you polish an old stained slab?
Often yes, grinding removes the top layer including many stains and old coatings. Deep oil penetration or severe damage may need remediation or an overlay first. The evaluation tells you what your slab will take.
What is the warranty?
Epoxy Guys back the polish and densification with a workmanship warranty. Because there is no coating film, there is no adhesion failure mode. The durability is inherent to the densified slab.
