Two Days Now. Years Of Quiet.

Most Estero garages sit behind a gate, hold two or three cars, and spend part of every year locked up while the owners are somewhere cooler. A coated floor has to survive all of that without asking anything of you. Ours does, because we test the concrete before we sell you a system.

Every quote starts with a moisture test.

A garage floor lives or dies on what the concrete underneath it is doing. In Estero that is worth twenty minutes of testing before anyone talks finishes.

Concrete is not the sealed stone it looks like. It carries a network of tiny channels, and ground moisture climbs those channels and leaves through the surface as invisible water vapor. Coatings are films laid across that surface. When the volume of moisture arriving from below exceeds what a film can breathe out, pressure builds in the bond line and the floor releases, usually starting at a corner or a saw cut. That failure looks like bad material to the homeowner. It is really a mismatch.

So the walkthrough includes a real reading, not a guess based on the neighborhood. We tape down a test area, come back to it, and see what the slab hands us. That number, plus what we can see at the door line and around any old patches, tells us which primer belongs on this floor and how heavy the build needs to be.

What a builder-grade slab hands us

The garages here were poured in waves by a handful of builders, which is genuinely useful to us. We tend to know the door detail, the pitch toward the opening, and the way the apron meets the driveway before we walk in. What varies is history: whether somebody rolled a hardware-store kit onto it, whether a water heater has been leaking quietly in the corner, and how much oil the previous car left behind. All three are fixable. All three change the prep.

If you want a straight read on your own bay, call (239) 300-0546 or send the details through our contact page.

Two days on site, start to finish.

The sequence does not change. What changes is the primer, the flake blend, and how much repair the slab needs before any of it goes down.

Step 01

Walkthrough and moisture test

Free visit. We measure the bay, set a moisture test, look for old coatings and soft spots, and lay flake samples on your floor so you see them in your own light. Written pricing follows by email.

Step 02

Grinding, day one

Diamond tooling under vacuum takes the slab down to fresh concrete with an even texture. Chips, cracks and the divot around the drain get filled with a patching resin that grinds flush.

Step 03

Primer to match the reading

The prime coat answers the moisture number from step one. A slab moving more water gets a tolerant primer built for that condition. This coat never gets skipped to save a few hours.

Step 04

Color and flake, day two

Pigmented base rolls out and flake goes up into the air by hand until the wet surface stops accepting more. We scrape the standing chip back flat once it grabs, then vacuum the bay clean.

Step 05

Topcoat and cure window

Polyaspartic locks the flake in and carries the gloss, the chemical resistance and the hardness. Walk it the next morning. Give it 72 hours before a car comes back in.

What the floor puts up with

Hot tires, sand, and a hose.

Three things wear an Estero garage floor faster than anything else, and all three are solved at the prep stage rather than in the bucket.

Start with the tires. A run down I-75 in July puts real heat into rubber, and that rubber parks on your floor while it is still soft enough to bond with whatever it touches. On a coating that is merely stuck to smooth concrete, the tire has the better grip and lifts a patch when you back out. On a coating keyed into a ground profile, the concrete wins every time. That is the whole argument for grinding instead of etching, and it is not a close call.

Then there is what rides in on everything else. Sand tracks off shoes and bike tires, lawn crews bring in clippings and fertilizer dust, and a golf cart drips whatever it picked up outside. On raw concrete all of that soaks in and stains permanently. On a sealed floor it sits on top, and a hose plus a squeegee out the open door clears it in a few minutes. Owners who wash down a lanai already have the habit.

Metallic pours read like poured water: this one throws back the window blinds and the breaker panel across the whole bay.

Humidity is the third one, and it is constant rather than occasional. Air this wet keeps bare concrete slightly damp all summer, which is why steel tools left on the floor come back rusted and why cardboard boxes stored flat go soft at the bottom. Sealing the slab takes the concrete out of that exchange. The room still feels humid; the floor stops feeding it.

The same crew handles the rest of the property: pool deck coatings out back, anti-slip coatings where the walkway stays wet, metallic epoxy when you want depth instead of flake, and commercial epoxy for shops and offices along the corridor. Our full garage floor coatings page covers the system itself, and the local list lives on the Estero page.

Booking it from a thousand miles away.

A good share of these garages belong to people who are not in Florida when the work happens. That is normal for us, and it only takes a little planning.

The awkward part is never the floor. It is the logistics: who opens the door, who signs, and who your association wants paperwork from. So we settle all of that before the trailer moves. You give us a way in and a number that reaches you in your own time zone. We send a photo at the end of each working day, a note the moment the bay is clear, and a call if the slab shows us something that changes the plan.

Community associations are their own step. Most of them want a certificate of insurance on file and want the truck kept in the driveway instead of on the street. Some have quiet hours the grinder needs to respect. Tell us the management contact and we deal with them directly, because chasing a homeowner in another state for a form nobody warned them about wastes everyone’s week.

Two windows that work well

Owners heading north often book the week before they leave, so the floor cures with an empty bay and nothing parks on it for months. Owners coming back for the season often book the week before they arrive, so they walk into a finished garage. Either way the house does not need anybody sitting in it, and the timeline is short enough to fit between arrivals. Tell us your dates and we will work backward from them.

What Estero owners ask us.

The questions that come up on almost every walkthrough out here. Ask us anything else.

How long will my Estero garage be out of use?
Plan on two days with the bay empty and a third day before anything heavy rolls in. Day one is grinding and prep, day two is color and topcoat. Foot traffic is fine the following morning, and we ask you to hold off driving on it for 72 hours so the topcoat reaches full hardness.
Can you do the work while we are up north?
We do it often. Give us a way in, whether that is a code, a neighbor or a property manager, and a phone number that works in your time zone. You get photos at the end of each day, a note when the bay is cleared, and a call if the slab shows us something worth discussing before we keep going.
Will our HOA or community association need anything from you?
Usually just paperwork and a start time. Most Estero associations want a certificate of insurance on file and want the trailer parked in the driveway rather than the street. Tell us who to send documents to and we handle it. We also keep the grinder inside quiet hours so nobody is filing a complaint about us.
Why does the tire area lift on some garage floors?
Tires come home hot off the interstate, soften, and press into whatever is underneath them. A coating sitting on smooth concrete has nothing to hold with, so the rubber wins and pulls a patch loose. Once the concrete has been ground open and the coating is keyed into that profile, the tire releases and the floor stays where it is.
Our garage smells damp after the summer. Is the slab bad?
Not necessarily. A shut garage in a Florida summer holds warm humid air with nowhere to send it, so the concrete stays damp and the smell follows. What matters is how much moisture the slab is actually moving, which is what our testing tells us. Damp air alone does not rule out a coating.
Can you match a color to the rest of the house?
Bring us a tile, a cabinet door or a paint chip and we will blend flake to sit beside it. We carry samples to the walkthrough so you can hold them against your own trim in your own light. Wall color reads differently under a garage fixture than it does in a showroom photo. Recent bays are in the project gallery.
