Garage Floor Coatings.

Engineered, full-flake garage floors built into the slab, diamond-ground prep, 100% solids epoxy, and a UV-stable polyaspartic topcoat that takes hot tires, oil, and Florida heat without peeling. Real lifetime adhesion warranty.

A garage floor coating is only as good as the concrete it is bonded to, and that is where most garage floors fail. The cheap roll-on kits sold at hardware stores and the one-day crews that skip prep peel within a season because the coating sits on top of the slab instead of locking into it. Epoxy Guys have been coating Southwest Florida garages since 2012, over 2,000,000 square feet of flooring installed, and every garage we do starts the same way: full mechanical diamond grinding to open the concrete to a CSP-2 profile so the system bonds into the slab, not just onto it. That single difference is why our floors carry a real lifetime adhesion warranty and the kits do not.

Our standard garage build is a full broadcast flake system. After the grind, cracks are chased and filled, control joints are addressed, and the slab is moisture-tested. A 100% solids epoxy base coat is rolled and back-rolled into the prepared concrete, then vinyl flake is broadcast to refusal while the base is still wet so the chips lock into the resin. The next day the floor is scraped and vacuumed back to a uniform texture, and a UV-stable polyaspartic topcoat, one or two coats depending on use, seals everything in. The finished floor is roughly four times thicker than a single-coat kit, hides slab imperfections, and gives a subtle texture underfoot that stays slip-resistant even when wet from a rained-on vehicle.

In a Florida garage that matters more than most homeowners expect. Hot tire pickup, dropped tools, battery acid, brake fluid, road salt off a boat trailer, and afternoon slab temperatures that push past 100°F all attack a weak coating. A properly prepped flake-and-polyaspartic system shrugs all of it off and wipes clean with a mop. We install garage floor coatings for single and multi-car garages, workshops, collector and enthusiast garages, and detached shops throughout Naples, Marco Island, Bonita Springs, Estero, Fort Myers, Cape Coral, and the surrounding Collier and Lee County markets. Every project includes an on-site evaluation, a written scope, color-chip selection, and the same lifetime adhesion warranty that backs every Epoxy Guys system. Why It Lasts

What a real garage floor gives you.

The difference between an engineered system and a weekend kit shows up by the second Florida summer.

  • Hot-tire resistant. The polyaspartic topcoat won’t soften or lift when hot tires park on it, the failure mode that destroys most DIY garage coatings.
  • Bonded into the slab. Diamond-ground CSP-2 prep plus 100% solids epoxy means it does not peel, bubble, or delaminate. Backed by a real lifetime adhesion warranty.
  • Chemical proof. Oil, brake fluid, battery acid, antifreeze, gas, and pool chemicals wipe off instead of staining or etching.
  • Slip-resistant. The broadcast flake gives a textured surface that keeps traction even when a vehicle drips rainwater across it.
  • Seamless and easy to clean. No grout, no joints to trap dirt. A dust mop and occasional rinse is the entire maintenance routine.
  • Hides slab flaws. The full flake build masks cracks, patches, and discoloration the bare concrete shows.
Best Fit

Garages we coat.

From a two-car attached garage to a detached enthusiast shop across Southwest Florida.

01Application

Single & Two-Car Garages

The most common job. A clean, sealed, easy-to-maintain floor that lifts the whole garage and the house value with it.

02Application

Three-Car & Oversized

Larger pours scheduled and prepped so the whole floor cures uniformly with no cold-joint lines.

03Application

Workshops & Hobby Shops

Bench areas, lifts, and tool storage. A floor that takes dropped steel and rolling jacks without chipping.

04Application

Collector & Enthusiast Garages

For owners who treat the garage like a room. Upgrade to metallic or custom flake blends for a show finish.

05Application

Detached Garages & Shops

Standalone structures, pole barns, and RV/boat bays that see trailers, salt, and heavy gear.

06Application

Re-Coat & Failed Floors

Stripping and re-prepping a peeling DIY kit or a failed contractor floor back to a system that actually holds.

The Process

How a garage install runs.

Most one and two-car garages are a one to two-day install plus cure. Prep is the part nobody else does right.

Step 1

On-site evaluation

We inspect the slab, check for moisture and prior coatings, measure square footage, and walk color-chip options. You get a written scope and fixed quote, no surprises.

Step 2

Diamond grinding

The whole floor is mechanically ground to a CSP-2 profile. This is the step DIY kits and one-day crews skip. It is the entire reason the floor bonds for life.

Step 3

Repairs & crack chase

Cracks are chased out and filled, spalls patched, control joints treated, oil spots degreased. The slab is dialed in before any coating goes down.

Step 4

Base coat & flake broadcast

100% solids epoxy base rolled into the slab, vinyl flake broadcast to refusal into the wet resin for full coverage and texture.

Step 5

Scrape & polyaspartic topcoat

Excess flake scraped and vacuumed, then one to two UV-stable polyaspartic coats sealed over the top for the wear surface.

Step 6

Cure & handover

Foot traffic at about 24 hours, vehicles after roughly 72 hours of cure. Walkthrough, care guide, and lifetime adhesion warranty handover.

Common questions

Garage floor questions.

The ones that come up most on quotes. Ask us anything else.

Why not just use a hardware-store epoxy kit?
Kits are water-based or low-solids coatings rolled onto an acid-etched or unprepped slab. Acid etching does not open Florida concrete enough for a lasting bond, so the coating peels under hot tires, usually within a year. Our system is diamond-ground, 100% solids, and several times thicker, which is why it carries a real lifetime adhesion warranty a kit cannot.
What is hot-tire pickup and does your floor stop it?
Hot tires get sticky and, as they cool while parked, can pull a weakly bonded coating right off the slab in patches. It is the number-one garage-coating failure. Because our system is mechanically bonded into the concrete and topped with polyaspartic rated for it, hot-tire pickup is a non-issue.
How long until I can drive on it?
Light foot traffic returns at roughly 24 hours after the final topcoat. Vehicles should stay off for about 72 hours so the polyaspartic reaches full cure. We give you exact times at handover based on the product and the weather during your install.
Can you coat over a floor that’s already peeling?
Yes, but it has to be stripped and re-prepped first, not coated over. We grind off the failed material, repair the slab, and install the full system from clean concrete. We will tell you honestly during the evaluation whether a re-coat or a full strip is needed.
Will it crack where my slab is cracked?
We chase and fill existing cracks during prep and treat control joints, which greatly reduces telegraphing. Concrete is concrete, so a slab that later moves significantly can still show a hairline; the flake pattern hides minor movement far better than a solid-color coating.
What colors and finishes can I choose?
Standard builds use a broad range of vinyl flake blends, grays, tans, blues, earth tones, custom mixes. For a show garage you can upgrade to a metallic or designer flake finish. We bring physical chip samples to the on-site evaluation so you pick from the real product.
What does the warranty cover?
Epoxy Guys back every garage floor with a real lifetime adhesion warranty: bond failure, peeling or delamination from the installation, is covered for as long as you own the home. Normal consumable wear (deep gouges from abuse, gradual sheen change) is not, because that is true of every floor coating made.
